How Long Does It Take to Sell a House in the Tri-Cities Right Now?

In August 2026, the median listing spent 58 days on the market in Washington County, Tennessee and 57 days in Sullivan County, according to Realtor.com data published by the Federal Reserve Bank of St. Louis. Closing comes after that, on a schedule set by the contract and the buyer's financing. Well priced homes move faster than the median.

How long are homes sitting right now?

Realtor.com measures days on market from the list date until the listing goes pending, closes, or comes off the market. It is a median, so half of listings took longer and half took less time.

Does the season matter?

In this data, yes. Washington County's median was 80 days in January 2026 and 46 days in May 2026. Sullivan County's was 71 days in January 2026 and 47 days in May and June 2026. Spring listings went under contract faster than winter listings this year.

How much competition will a seller face?

Washington County had 407 active listings in August 2026, compared with 435 a year earlier and 299 in August 2024. Sullivan County had 554 active listings, compared with 540 a year earlier and 369 in August 2024.

Buyers have more homes to compare than they did two years ago. Price, condition, and photos carry more weight when the buyer has options.

What happens between the offer and closing?
